February 2012 – Breakthrough Deal

Acting on behalf of Breakthrough Breast Cancer, HMC has sublet the entire seventh floor at Weston House, High Holborn, WC1. The 3,140 sq ft unit was taken by recruitment consultants, Xchangeteam Ltd, on a new lease until 2015 at a rent of £72,220 pa.

January 2012 – venturethree charge into Chelsea

Leading brand agency venturethree has agreed a deal with the Cadogan Estate to take a new 10 year lease at 11 Cavalry Square, adjacent to the Saatchi Gallery. The building is being taken in a shell condition so that venturethree can add their own design flair to the refurbishment scheme for which a planning application has recently been submitted to Kensington and Chelsea. A rent of just under £300,000 pa was agreed for the 6,500 sq ft building, together with a rent free period and cash contribution from Cadogan towards the refurbishment works. HMC advised venturethree throughout on the search for new premises and negotiations with Cadogan Estate.

December 2011 – Published Results

HMC has sublet two office units at HarperCollins headquarters in Fulham Palace Road, Hammersmith W6. The part first floor of 4,800 sq ft was let to Leytons at £120,000 pa, whilst the entire ground floor of just over 9,000 sq ft was taken by CLIC Sargent at a rent of £216,500 pa.

November 2011 – Healthy Start

Randox Health Checks has secured its first site in London for its pioneering biochip health screening clinics. Advised by HMC, the Northern Irish bio technology company has taken a new 10 year lease on the 4,500 sq ft ground and lower ground floor at Finsbury House, Finsbury Square, EC2. A rent of c. £95,000 was agreed subject to 21 months rent free. Randox intend to open a series of clinics across central London which will provide an accurate and speedy approach to preventative healthcare on a walk-in basis.

November 2011 – Deal on Broadway

Acting on behalf of leading active venture investor, Blenheim Chalcot, HMC has negotiated the purchase of the long leasehold interests in nos. 1 and 3 Hammersmith Broadway from the Walt Disney Company and the Good Harvest Group. A combined price of £8.8m for the two properties totalling some 28,500 sq ft of office space above the Broadway Shopping Centre and transport interlink.

October 2011 - YST move on

Following the merger with UK Sport, HMC has disposed of YST's former London Headquarters at Walkden House, Melton Street, NW1. The 3,300 sq ft office premises were let the Global Real Estate Institute on a short term sub-lease at a rent of £17.50 per sq ft.

September 2011 - And in the beginning

Genesis Investment Management has secured a new lease on the 4th and 5th floors at 21 Grosvenor Place, SW1. Advised by HMC, Genesis has taken a ten year lease on the 16,000 grade A office space at a rent of £52.50 per sq ft with 14 months rent free. In a market with limited supply of good quality space Genesis are delighted to have secured new offices on competitive terms and with views over Buckingham Palace Gardens. HMC are further retained to project manage Genesis's £1.3m high quality, contemporary fit-out.

August 2011 - HMC help Henderson in Major Soho Success

Henderson Global Investors' property arm has gained consent for an 110,000 sq ft office-led scheme that it has been patiently assembling in the heart of London's Soho for more than six years. The Eric Parry designed scheme comprises 80,000 sq ft of offices, six apartments and three shops/restaurants alongside a new public courtyard accessible from Great Marlborough Street. Henderson has been assembling the corner site since 2005. After buying 49-50 Poland Street from Benchmark that year, HMC has advised on the acquisition of 55-57 Great Marlborough Street in 2007 from the Pollen Estate, 54 Great Marlborough Street in 2009 from a private German investor and, the final piece of the jigsaw, 47 Poland Street, from private investor David Pearl in August of last year. HMC has been retained to look for pre-letting opportunities for the office element of the scheme.

August 2011 - Rathbone Studios Fully Let

The 2nd 3rd and 4th floors at 10 Rathbone Place have now been let, which means that the office element of Derwent London's Rathbone Studios development is now fully occupied. PR agency, Sputnik Communications, and two firms of architects, MDC360 and Thomas Grierm, have all taken leases until December 2015. The ground floor shop and gallery premises all also all let or under offer. HMC acted as joint letting agents.

June 2011 - Graham Completes Charity Challenge

On behalf of Prostate Action and Macmillan, Graham has completed a 290 mile challenge to cycle off-road from London to Bristol and then return by kayak. Taking 6 days in total, Graham peddled across country taking in The Ridgeway over the North Downs and then paddled back via the Kennet & Avon Canal and River Thames (including 105 locks). Graham raised a total of £3,000 and says a big thanks to all who sponsored him.

February 2011 - Royal Deal

Acting on behalf of the the UK's fashion trade body, UKFT, HMC has acquired the 999 year interest in 3 Queen Square London WC1 for just over £5m. The building will form UKFT's new headquarters following the disposal of 5 Portland Place, sold recently by HMC for conversion to high quality apartments. HMC also represented UKFT as project manager in the fit out of the new headquarters.

January 2011 - Rathbone Studios Success

Derwent London has let 3 office studio units within its Rathbone Studios development. The entire Courtyard Building has been taken by property developers, London & Newcastle, the 1st floors of both 9 and 10 Rathbone Place have been let to design consultants, Made Thought, and new advertising agency, 101, has just leased all remaining space at no. 9. This just leaves the 2nd to 4th floors of no. 10 Rathbone Place available, plus the ground floor retail units. HMC are joint letting agents.

December 2010 - JP Morgan in 1 Knightsbridge Letting

JP Morgan has leased approximately 30,000 sq ft on the 3rd floor at 1 Knightsbridge at a rent of just under £50 per sq ft. HMC acted as joint letting agent on behalf of the landlord St George's Investment Co/ Aberdeen Asset Management.

December 2010 - Dominion Relocate

Oil exploration company Dominion Petroleum have relocated from Sloane Street to 90-100 Sydney Street in Chelsea. Advised by HMC, Dominion have taken a new lease on the first floor at a rent of £37,800 pa.

December 2010 - Berners Street Success

Acting on behalf of the Berners Allsopp Estate, HMC has let two office suites on Berners Street. The second floor at Woolverstone House, comprising some 2,800 sq ft, has been taken by Third Horizon Consultancy at £100,800 pa, whilst Encore Investment Group has leased 1,150 sq ft at no. 41-42 at a rent of £40,000 pa.

November 2010 - Healthy Deal on Oxford Street

Acting on behalf of a private family trust, HMC has let the prime retail unit on the corner of Oxford Street and Rathbone place to UK's leading retailer of vitamins and mineral supplements, Holland & Barrett. A rent of £440,000 pa was achieved on the basis of a new 15 year lease.

September 2010 - The Final Link

Derwent London has now fully let its new development the Charlotte Building in London's Noho district, following completion of the lease to LinkedIn Europe Ltd. LinkedIn, the internet platform conmnecting thousands of business professionals, took a new 10 year lease on the remaining 1st floor, comprising some 7,400 sq ft, at a rent of £47.50 per sq ft with a break option after 5 years. LinkedIn join Converse, Orange/Unanimis, Icon Entertainment and Brandopus as tenants in the award winning development, which was completed in October 2009. HMC were joint letting agents.

July 2010 - Hammersmith Letting

Acting on behalf of mobile technology company Actix Ltd, HMC has let the part 2nd floor at 200 Hammersmith Road to wealth management specialists, Winton Capital. Comprising some 5,400 sq ft of grade A office space, Winton took a new sublease on the premises for a term to expire in April 2018 at a rent of £33.50 per sq ft.

June 2010 - Highly Fashionable Deal

Acting on behalf of the UK Fashion and Textile Association, HMC has sold the freehold interest in 5 Portland Place London W1. Following an extensive marketing campaign, a number of potential parties were asked to submit competitive bids for the 10,500 sq ft office building, resulting in a sale to Amazon Properties plc at a price of £9.71m. Amazon intends to seek planning permission for conversion to a number of high quality apartments.

May 2010 - Well Negotiated!

Acting on behalf of publishers, Centaur Communications Ltd, HMC has recently advised on the rent review negotiations at Centaur's 30,000 sq ft headquarters at Wells Point, Wells Street London W1. The landlord, PRUPIM, was seeking a substantial uplift but HMC were able to secure a settlement at nil increase.

April 2010 - Farm Renewal

FARM Africa, the charity which provides training and support to poor rural communities in Africa, has recently renewed its lease at Clifford's INN, London EC4. HMC were asked to advise on the charities' options and carried out a study of alternative locations, but ultimately were able to achieve substantial savings at the existing headquarters. A new lease for 3 years was negotiated at a rent of £15 per sq ft with fixed service charges and no dilapidations. FARM Africa were delighted that they were able to remain in this central location on such competitive terms.

March 2010 - Just Done it!

Derwent London has just let approximately 14,900 sq ft within its flagship development at Charlotte Building, Gresse Street W1 to shoe designers Converse, part of the Nike group. Converse took a 10 year lease on the 2nd and 3rd floors at a rent of £44 per sq ft. At the same time, brand consultants, Brandopus, have leased the ground floor totalling c. 5,000 sq ft at a rent of £43.75 per sq ft, also on a 10 year lease. This leaves just the first floor remaing to let after previous lettings to Orange and Icon Films. February 2010 - Sun Surrenders

Having been appointed to market and dispose of their leasehold interest on 11,000 sq ft of office space at 1 Knightsbridge, SW1, HMC has successfully negotiated a surrender with the landlord, the Abu Dhabi Investment Authority. This releases Sun from all liabilities including the annual rent of some £580,000 pa.

February 2010 - All Change at Paddington

Traffic planners, Colin Buchanan and Partners and architects, Chapman Taylor, have between them sublet approximately 32,500 sq ft to Marks and Spencer PLC at 10 Eastbourne Terrace, part of the recent Grade A development by Land Securities. M&S have taken short term subleases of between 2 and 3 years at rents of £36.75 per sq ft for the 1st and 2nd floors from Colin Buchanan (23,688 sq ft) and £31.50 per sq ft for the lower ground floor from Chapman Taylor (8,752 sq ft). In a related transaction, Colin Buchanan has acquired 14,900 sq ft of office space on the 12th, 13th and 14th floors within 20 Eastbourne Terrace. A new lease until 2014 was taken from Land Securities at a rent of £19.50 per sq ft. HMC represented both Colin Buchanan and Partners and Chapman Taylor LLP.

October 2009 - Unanimis Decision

Derwent London has secured a 13,093 sq ft pre-let at the Charlotte Building, 17 Gresse Street, London W1 to Unanimis Consulting Limited, one of Londons largest digital networks. Unanimis will take the top two floors of the seven-storey Charlotte Building on a 10-year lease at £578,451 per annum. The rent on the sixth floor is £45 per sq ft and £43.50 per sq ft on the fifth floor. There is an option to break in December 2013. An initial rent free period equivalent to 12 months rent was granted with an additional 10 months if the break is not exercised. The agreement means that two of the seven floors of the 47,000 sq ft Charlotte building have been pre-let ahead of its launch at the end of this month. The remaining floors of this new contemporary building, set around a landscaped granite courtyard, continues to attract letting interest.

September 2009 - Widows Win in Waterloo

Scottish Widows Investment Partnership has let its new development at 75 York Road Waterloo SE1. The 57,000 sq ft office building was let to NHS Foundation Trust at a rent of £38.50 per sq ft on a new 10 year lease. HMC acted as joint letting agent.

August 2009 - NCL Cruise into Hammersmith

Acting on behalf of Harper Collins Publishers, HMC has sublet 9,600 sq ft of first floor office space at Horatio House, Fulham Palace Road, W6 to Norwegian Cruise Lines (NCL). NCL took a lease until May 2016 at a confidential rent.

August 2009 - Hot Bidding for Grafton Mews

On behalf of a private investor, HMC has sold the freehold interest in 2 Grafton Mews W1. This small B1 building was in need of significant refurbishment but after marketing by HMC, it attracted over 25 bids and eventually sold for £525,000.

July 2009 - Star in Grand Acquisition

Advised by HMC, Star Energy plc has acquired 10,800 sq ft at the landmark building, Grand Buildings, overlooking Trafalger Square. A new sublease was taken from Shell at a rent of £47.50 per sq ft. The building will become the new UK headquarters of Star Energy following the acquisition by the Malaysian state owned oil company, Petronas.

June 2009 - Successful Sublets

On behalf of Chapman Taylor LLP, HMC has sublet part of its headquarters accommodation at 10 Eastbourne Terrace, Paddington W2. Communication consultants, Williams Lea Ltd, have taken approximately 6,300 sq ft, whilst engineering group, Volex plc, has taken approximately 3,400 sq ft. Both lettings were for leases until July 2013 at confidential rents.

May 2009 - Charlotte Tops Out

Charlotte Building, Derwent London's office development in Gresse Street W1, is on target to "top out" next week. Comprising almost 50,000 sq ft, the development is one of the few brand new buildings available in W1.

April 2009 - Major New Development in Waterloo

Scottish Widows Investment Partnership is about to complete its major new development at 75 York Road Waterloo. The new scheme comprising 56,000 sq ft of grade A offices together with penthouse apartments and retail/restaurant space will be finished in early May.

March 2009 - Out of Africa

Advised by HMC, New Age (Africa Global Energy) Ltd and Africa Management UK Ltd have acquired new office space at 8 Lancelot Place SW1. New Age took the sixth floor of 5,322 sq ft at a rent of £532,000 pa, whilst Africa Management acquired the 3,970 sq ft seventh floor at £397,000 sq ft. HMC were further retained to advise on the design and management of the fitting out contracts.

March 2009 - Premier Deal

Acting on behalf of Premier Oil plc, HMC has negotiated the terms of a new lease at existing headquarters, Ebury Gate, 23 Lower Belgrave Street SW1. A rent of £925,000 pa was paid for a new lease on the 4th, 5th and 6th floors for a term of 6 years with 9 months rent free.

March 2009 - Sun Shine in Savile Row

On behalf of Sun (Europe) Ltd HMC has negotiated the acquistion of new office premises at 7 Savile Row. Sun took an assignment of a lease until 2017 at a rent passing of £205,000 pa.

March 2009 - Agile Negotiations

HMC has recently concluded negotiations against Hammersmith and Fulham Council for IT consultants, Agilisys, to take a lease extension at 26-28 Hammersmith Grove W6. A rent of £328,000 was agreed for a lease until 2016 with 11 months rent free.

March 2009 - Sun Sublet

Acting on behalf of Sun Group Advisors, HMC has sublet the part 3rd floor at 1 Knightsbridge SW1 to Akaria Investments Ltd. A rent of £97.50 was achieved for a new 5 year lease subject to 3 months rent free.
